Forty miles up the coast in Dana Point, developer Burnham-Ward is hand-selecting restaurants for a $610 million harbor revitalization designed to be photo-ready before the 2028 Olympics. That is one way a dining corridor comes together. What is happening along Coast Highway 101 in Encinitas right now is the other way. The six openings scheduled for 2026 on and around Coast Highway 101 share almost nothing in format, price point, or cuisine. What they share is something harder to plan for: every operator behind them made a deliberate choice to root here. Some already live in the zip code. Others hunted specifically for this town after considering the whole county. None were recruited by a developer.
If you already live in Encinitas, the practical question is which former tenant is being replaced by what, and when the doors actually open. Here is the map.
The August rush at 806 Coast Highway 101
The Beachside Bar and Grill footprint has been quiet since demolition, and residents driving past have been watching the lot for months. The Brant, a coastal-inspired restaurant with a site in Huntington Beach, is preparing to open a new location in Encinitas at 806 Coast Highway 101. The company's second location will take over the former home of Beachside Bar and Grill, which was demolished to make way for a mixed-use development. The team says the ground level will offer roughly 6,500 square feet for dining, with an additional 1,500-square-foot rooftop bar.
Owner Travis Brummett is running the project with his brother Drew. The Brant will open at 806 Coast Highway 101 in late summer 2026 for lunch and dinner service, plus weekend brunch. The target window is late July into early August. Menu wise, expect the Huntington Beach lineup as a starting point, with the rooftop tuned for craft cocktails and local beer.
A few blocks inland, another August opening is quietly progressing. The Stand is planned to open in 267 El Camino Real, Suite A. Vice President Zachary Wishengrad confirmed to What Now San Diego that the new location is expected to open during the first week of August. The Encinitas restaurant will mark the chain's third location in San Diego County, joining Carmel Mountain Ranch and another one set to open in Mission Valley later this summer.
Blank Slate slides into the old Chiko
The Chiko space at the northern end of the 101 has been dark long enough that a lot of residents had forgotten what used to be there. Two well-known North County operators are filling it. This chef-driven private dining and event space from husband-and-wife restaurateurs Aron and Pam Schwartz is set to open in early 2026 at 101 North Coast Highway 101 in Encinitas. If the last name sounds familiar, it should. Together they co-founded Ranch 45 in Solana Beach, a butcher and bottle shop that became a North County staple. They left that project in late 2023 and went mobile with APS Hospitality Group.
Blank Slate is not a big-box concept. It's got a 12-seat chef's counter, indoor seating for 50, and a patio that holds 75. On nights without private events, the Schwartzes plan community dinners with plates under $30. That price ceiling is the tell. This is being built to hold local repeat customers, not weekend tourists paying tasting-menu prices.
The Islands space becomes a brewery
The former Islands at Encinitas Ranch Town Center has been the corridor's most-watched vacant restaurant. Four local residents finally moved on it.
When a group of four locals wanted to open a brewery in their own city, they filed for the permits that nobody had apparently bothered to file before. On March 8, 2026, the Encinitas Planning Commission unanimously approved Encinitas Brewing Company's proposal to operate a brewery, distillery, and restaurant at 1588 Leucadia Blvd, the former Islands Restaurant space in the Plaza Encinitas Ranch shopping center.
Construction is expected to take about five months once it begins. While an official opening date has not been set, the team is targeting a September launch, though the timeline is still fluid. The four partners, including Brian McBride and Ryan Van Biene, named the brewery after the city they live in, which is either self-evident or telling depending on how much stock you put in signage as strategy.
What already opened this spring
A few of the corridor's newer names are already pouring, plating, or pulling shots.
- Pastaria Vivi at the Encinitas Village Shopping Center. Pastaria Vivi officially opened its doors in Encinitas earlier this month, offering fresh pasta, ready-to-cook meals and specialty Italian goods under one roof. The concept was founded by chefs Brandon Jennings and Willian Treff, alongside Chef Harrison Axelrod, whose background includes Michelin-recognized kitchens and some of San Diego's top restaurants. The shop will also serve as the exclusive retail home of Aisu Creamery, a small batch gelato line created by Makoto Chino of Rancho Santa Fe's Chino Farm.
- Coffee Dose at 687 2nd Street. Coffee Dose, the Encinitas-based coffee shop known for rotating specialty drinks and rare sourced beans, recently moved into a larger space at 687 2nd Street, roughly doubling its footprint to about 1,100 square feet. The expanded kitchen allows the café to serve small plates and tapas alongside coffee, and to pour beer and wine later in the day. Owner Jon Runion did not open a second location somewhere else. He dug deeper into the block he was already on.
- Chick & Hawk at 145 Leucadia Boulevard. Chick & Hawk, the fried chicken spot from skateboarder Tony Hawk and Michelin-recognized chef Andrew Bachelier, opened in late 2025 at 145 Leucadia Boulevard and is already pulling crowds for its crispy sandwiches and skate-park-inspired patio.
- Rosemarie's Buns & Brews at 608 S. Coast Highway 101. The new wave started arriving in late 2025 when Rosemarie's Buns & Brews opened at 608 South Coast Highway 101. Owner Nick Balsamo built the concept around Wagyu sliders with onion confit and Kewpie mayo. San Diego Magazine named Rosemarie's the best burger in San Diego in 2024.
The corridor these openings are opening onto
The reason 2026 matters as a year, and not just as a coincidence of leases, is that the Leucadia Streetscape is finally cresting. Segment C West and N Coast Hwy 101 Drainage Improvements, between Jupiter Street and La Costa Avenue, began construction in March 2024 with anticipated completion expected in late Summer/Fall 2026.
If you have been dodging cones between Jupiter and La Costa for two years, here is where the work stands. Excavation and installation of new 60 and 66-inch storm drainpipe between Jupiter Street and La Costa Avenue is complete. Crews continue to excavate and install large storm drain cleanout boxes near Moorgate Road. The water main has been installed from Jupiter Street up to Avocado Street and will continue from Avocado Street to La Costa Avenue.
The corridor that emerges on the other side is not just repaved. Segment C - (Jupiter St. to La Costa Ave.) Bicycle and Pedestrian Enhancements, Pavement Improvements, Wider Sidewalks, Designated Bike Lanes, New Roundabouts at Jupiter St. and Moorgate Rd., New Streetlights, Crosswalks and Ped Signal at Avocado St., New Benches, Bike Racks and Hundreds of New Trees. The city also plans to restore Leucadia's iconic tree canopy by planting 101 new trees.
For homeowners between Jupiter and La Costa, the practical read is that the finished streetscape and the September opening of Encinitas Brewing Company at the north end of it will hit within roughly the same quarter. That kind of alignment does not happen by accident, and it will not stay quiet once the fencing comes down.
What to actually do this summer while the construction wraps
The corridor is still worth walking now, cones and all. A few things worth putting on the calendar:
- Cruise Nights on the 101, third Thursday of the month. Thursday, July 16, 2026, 5:30 PM to 7:30 PM. Encinitas 101 MainStreet Association. August 20 is the next one after that.
- Tramonto Music Festival at the Encinitas Library. Friday, July 17, 2026, 7:00 to 8:00 p.m. Timeless Voices: From Vienna to Cinema. Saturday, July 18, 7:00 to 8:00 p.m. Dance of Life and Death. Sunday, July 19, 2:00 to 3:00 p.m. Surfing the Sound Waves.
- Olivenhain 4th of July Parade. The Olivenhain 4th of July Parade starts at 11 a.m. on Saturday, July 4, 2026, at the Olivenhain Meeting Hall (423 Rancho Santa Fe Rd).
- The Fourth at Fox Point Farms. The event runs from noon to 4 p.m. on July 4 at Fox Point Farms, 1200 Fox Point Farms Lane in Encinitas.
- A heads-up if Grandview is your usual entry point. The Grandview Beach staircase has been closed for a refurbishment project as of early 2026, so check access before you go. Beacon's and Moonlight are the easier picks in the meantime.
The pattern worth naming
Any one of these openings, taken alone, is a lease and a build-out. Taken together, they describe a corridor where the operators making bets are the ones who already know the block. The Schwartzes are Ranch 45 alums who chose an Encinitas address after going mobile. Jon Runion expanded the footprint of a shop he already ran here. Four McBride-and-Van-Biene-tier residents filed the brewery permits nobody else had bothered to file. Balsamo picked Encinitas as the permanent flagship over Mission Beach and Ocean Beach.
That is a different signal than a national chain rolling out a third San Diego location. Both can be true on the same corridor, and both are. But the through line for the residents who will actually eat at these places most often is that the corridor is being built by people who plan to stay, on top of infrastructure the city has been fighting to finish since 2008.
